Kuća R in Rovinj represents an example of a fully integrated smart management system for a luxury property, where all technical systems are unified through advanced KNX automation. The design uses equipment from GIRA, Revox Digital Multiroom, and B&O.
The project includes a complex KNX control and integration system covering all key functionalities of the building, enabling centralized and intuitive management of the villa’s entire infrastructure. A Digital Multiroom audio system has been implemented across 22 zones, allowing independent playback and control of content in all indoor and outdoor areas of the property.
The lighting system is implemented through KNX and DALI integration, enabling full control of lighting scenes, dimming, and automation according to user needs and ambient conditions.
Automation includes motorized glass walls and shading systems, with the possibility of centralized control, time-based scenarios, and integration with weather conditions.
The entire HVAC system for heating, cooling, and ventilation is integrated into a central management system, optimizing energy consumption and ensuring maximum user comfort. The project also includes control of the air recovery system, ensuring high air quality and energy efficiency throughout the building.
A special segment of the system relates to pool automation and technical analysis, including system monitoring, parameter control, and plant room management.
The technical security system includes alarm systems, video surveillance, access control, and a video intercom, all integrated into a unified interface for monitoring and managing the building’s security functions.
