Kuća M in Rovinj is a luxury residential property featuring a fully integrated smart management system based on KNX technology. All technical systems within the building are connected into a single platform that enables centralized control, automation, and monitoring of all villa functions.
The project includes an advanced lighting control system through KNX and DALI integration, with the ability to create lighting scenes, adjust light intensity, and automate operation according to space usage scenarios.
Motorized glass walls and shading systems are also automated, with integration of weather-based functions and adaptation to external conditions to enhance comfort and energy efficiency.
The entire HVAC system for heating, cooling, and ventilation is integrated into the central KNX system, together with an air recovery system, ensuring optimal microclimate regulation and air quality in all rooms of the building.
A special part of the project relates to pool automation and plant rooms, including system operation monitoring, technical process control, and analysis of key performance parameters.
For audio distribution, a Digital Multiroom system has been implemented across 22 separate zones, enabling individual control of music content throughout all areas of the property.
The security segment of the project includes an integrated technical protection system comprising an alarm system, video surveillance, access control, and video intercom, all unified within a central management and monitoring system.
